What we renovate in Uccle
Uccle is too large to have only one way of being renovated.
Twenty-two square kilometres, from the Vivier d'Oie to Saint-Job, from the place Brugmann to the edge of the Forêt de Soignes. You find detached villas from the twenties to the sixties on large plots, late nineteenth-century townhouses around Brugmann, cottages, and apartment blocks along the main avenues. They are not the same jobs, nor the same constraints.
What does come back everywhere is volume. Uccle houses are big, and a big house that is badly insulated costs money all year round.
- 01Roof and atticThe most profitable item on a villa, because the roof area is large and heat leaves through the top before it leaves anywhere else.
- 02Window frames and glazingPost-war villa openings are wide and often still single glazed, or fitted with first-generation double glazing that is no longer worth much.
- 03Walls and floorsFrom the outside when the facade is rendered and can be re-clad, from the inside when the brick or stone must stay visible.

Financial support in 2026
In Uccle, five communal grants are still paying out. And they stack.
The regional Renolution grants are suspended, and Homegrade, the Region's information service, states that renovation aid is not known for 2026. But Uccle has its own environmental grants, and five of them do not depend on the Region at all. The commune states in writing that the six communal grants can be combined.
What still pays, in Uccle
Rainwater tank, installation, renovation or bringing back into service: €500 when a contractor does it. Solar water heater: €500. Green roof: €200 for 10 m², then €15/m² intensive or €10/m² extensive, capped at €500. Rainwater infiltration: €200 for 25 m² connected, then €4/m², capped at €500. Natural pond: 50%, capped at €150.
What is blocked
The sixth communal grant, the one for doors and windows, is worth 30% of the Renolution G1 and G2 grants, capped at €500. Since it is calculated on a suspended regional grant, it does not open. What remains is the 6% VAT rate, federal and untouched, and the Ecoreno loan from the Housing Fund.
These are modest amounts, between €150 and €500, and we are not going to pretend they change the price of a full renovation. But they are real, they stack, and on a job that touches the roof and the rainwater they add up into the thousands. The commune's Guichet Énergie, rue de Stalle 77, will go through them with you for free.

A village heart with older, irregular stock, terraced houses and lean-tos added over the years that often have to be redone entirely.

A quiet wooded quarter of fine interwar houses. Some plots touch protected areas, so we check the status before drawing anything.
Vivier d'Oie
On the edge of the Forêt de Soignes. Large properties, long roof runs, and gardens where managing rainwater genuinely makes sense.
Brugmann and Churchill
Townhouses and apartment blocks along the avenues. Many co-ownerships, so decisions that go through the general meeting.
Homborch and Kauwberg
More modest and more recent stock, terraced houses with gardens. Full renovations and rear extensions are very common.
Permits and planning
In Uccle, the inside is free. The green around it is not always.
Uccle is in the Brussels Region, so the CoBAT applies. The order of 13 November 2008 exempts from a permit: renovating a room, putting up or taking down a light partition, redoing the electrics, the plumbing or the heating, changing a floor covering, insulating from the inside. As long as the number of dwellings does not change and nothing touches stability.
A window frame replaced like for like is exempt, including going from single to double glazing. Changing the colour or the visible material of the facade needs a permit. And in Uccle there is one extra thing to watch that other communes have to a lesser degree: the edges of the Forêt de Soignes, the Kauwberg and the Dieweg contain protected sites and protected trees. Felling or extending there goes through a separate procedure.

Do I qualify for 6% VAT in Uccle?
