What we renovate in Anderlecht
Under a century of soot, the brick is almost always intact.
Anderlecht is the largest and most varied of the Brussels communes. Workers' houses from 1900 in Cureghem, rows of red brick around Saint-Guidon, 1930s houses in Scheut, farms and large plots in Neerpede. What comes back everywhere is the facade: a century of coal smoke and traffic pollution on masonry that, underneath, has barely moved.
On these houses the order of works starts outside, for one simple reason: water.

Financial support in 2026
In Anderlecht, doing nothing to your facade can cost more than redoing it.
The commune has its community wardens hand out information on facade renovation, and it is very clear about what follows: owners with deteriorated facades who fail to act will face communal taxation by the urban inspections and compliance service. The commune states itself that this tax can exceed the cost of a full renovation.
The problem
The regional grant that this information points to, the one that could reach 85% of the price of a facade renovation, is suspended. Homegrade states that aid is not known for 2026, and the Brussels government confirmed in February 2026 that the grants would not return in their current form. The obligation remains, the support no longer follows.
What still exists
The 6% VAT rate, federal and untouched: dwelling over ten years old, private use, invoice to the end consumer. On a full facade at 18,000 euros that is 2,700 euros against the full rate. And the Ecoreno loan from the Brussels Housing Fund, at a reduced rate.

Permits and planning
In Anderlecht, the inside is free. The facade is settled with the commune.
Anderlecht is in the Brussels Region, so the CoBAT applies. The order of 13 November 2008 exempts from a permit: renovating a room, putting up or taking down a light partition, redoing the electrics, the plumbing or the heating, changing a floor covering, insulating from the inside. As long as the number of dwellings does not change and nothing touches stability.
For the facade the rule is easy to remember: cleaning and repointing without changing the appearance needs no permit, changing the colour or the visible material does. Repointing a visible facade still deserves a call to the planning service, because the interpretation varies from one commune to the next. Around Saint-Guidon, a protected building loses every exemption.
