Renovation · Walloon Brabant

Renovation in Walloon Brabant.

Four-facade villas, village houses, apartments. One point of contact from the first call to the handover, in Waterloo, Wavre and across Walloon Brabant.

What we renovate

A four-facade villa is not renovated like a terraced house.

Four exposed walls instead of one, wide picture windows, a large-span roof, and almost never any original insulation. Walloon Brabant is mostly that stock: houses from the 1960s to the 1990s, spacious, but built when energy cost nothing.

  1. 01The envelopeFour exposed facades, often brick, rarely insulated. External insulation where the render allows, internal where the brick must stay visible.
  2. 02The windowsWide post-war picture windows, single glazing or first-generation double glazing. Like-for-like replacement is exempt from a permit.
  3. 03The roof and atticWide roof slopes, attics often convertible, insulation to redo entirely, sometimes the covering.
  4. 04The living room onto the gardenThe move that changes everything: opening the living space onto the garden with a wide sliding wall, and the villa finally faces the right way.
  5. 05Bathroom and kitchenMore space than in town, a higher level of finish expected. See our bathroom and kitchen pages.
  6. 06Heating and waterSwitching to a heat pump, underfloor heating, a rainwater tank. The item where the Walloon grants count most.

Grants in 2026

In Walloon Brabant, the grants still exist. Until 30 September.

Unlike Brussels, where the regional Renolution grants are suspended, Wallonia still supports renovation. But the current temporary regime ends on 30 September 2026, and the complete file, including the final invoice, must be submitted before that date.

Until 30 September 2026

The classic grants for insulation, windows, roof and heating. The complete file, quote and final invoice, must be lodged before the deadline. You then have several years for the corresponding claims.

From 1 October 2026

Support moves to the expanded Rénopack and Rénoprêt loans: a zero-rate loan with a reduction of the amount to repay, or a preferential-rate loan without a grant. It will no longer be possible to obtain a grant on its own.

What we do with it.
Let us be honest: a job started today will not be finished and invoiced before 30 September. So we quote on the assumption of the new regime, without selling you a grant you will not get. The 6% VAT, federal, stays in place for homes more than ten years old.

Permits and planning

The permit is asked of the commune, not the Region.

In Walloon Brabant, planning falls under the CoDT. An interior renovation that touches neither the structure nor the external appearance is exempt from a permit. Replacing windows like for like too. An extension, a facade change or a division into dwellings need a permit, examined by the commune, with an architect's opinion in some cases.

What we do on our side.
We check what is subject to a permit before quoting, we prepare the file with the surveys and drawings needed, and we state the examination time in the quote.

Where we work

Three Walloon Brabants, three ways to renovate.

From the post-war housing estate to the property on the edge of the forest, it is neither the same building stock nor the same expectations.

Two moves that transform a 1970s villa.

The rest is groundwork. These two show from the street and from the front door.

Frequently asked

What people ask us most.

Do you work across the whole of Walloon Brabant?

Within a 30 km radius around Brussels, which covers Waterloo, Braine-l'Alleud, Rhode-Saint-Genèse, La Hulpe, Lasne, Wavre, Ottignies-Louvain-la-Neuve and Overijse. Beyond that, on a quote basis.

Do renovation grants still exist in Walloon Brabant?

Yes, unlike Brussels where the Renolution grants are suspended. But the current temporary regime ends on 30 September 2026, and the complete file, including the final invoice, must be submitted before that date. From 1 October 2026, support moves to the expanded Rénopack and Rénoprêt loans.

Is a permit needed to renovate in Walloon Brabant?

No for an interior renovation that touches neither the structure nor the external appearance, and for a like-for-like window replacement. An extension, a facade change or a division into dwellings need a permit, examined by the commune under the CoDT.

Am I entitled to 6% VAT?

If the home is more than ten years old since first occupation, mainly for private use, with an invoice to the final consumer, yes. It is a federal rule, independent of the regional grants. A mention on the invoice has been enough since 2022.

How much does a villa renovation cost in Walloon Brabant?

It depends entirely on the scope. A bathroom is between 3,500 and 9,000 euros, a kitchen between 5,000 and 15,000, a full renovation is quoted case by case after a visit. The quote details each item.

Is the post-construction cleaning included?

Yes, it is included in the price of our renovations and written in the quote.
