Bathroom renovation in Brussels.

Walk-in shower, large-format tiling, plumbing and electrics included. One point of contact, and waterproofing under all the tiling.

What it takes

A bathroom is six trades in four square metres.

It is the most technical room in the house. A waterproofing error or a badly set fall does not show at handover, but it comes back in two years as water damage. Each item is costed separately in the quote, in the order it is carried out.

  1. 01Strip-out and disposalOld tiling, sanitary ware, unit, partition if needed. Rubble carried down and removed, floor and walls prepared.
  2. 02Plumbing and drainageSupplies and wastes reused or moved, brought up to standard, hot water supply. Keeping the plumbing in place brings the price down.
  3. 03ElectricsPoints, lighting, mechanical ventilation, shaver socket. The safety zones around the shower and bath are respected.
  4. 04WaterproofingWaterproofing membrane on the floor and the shower walls, taken up at the corners, before the tiling. The invisible item that stops water damage.
  5. 05Tiling and wall tilesLarge format laid level, even joints, walk-in shower with an even fall to the drain. Clean cuts around the outlets.
  6. 06Sanitary ware and finishingWC, unit and basin, taps, screen, towel rail, skirting boards, silicone run straight. The room is cleaned before the keys are handed over.

The method

We cost every item, and we hold the schedule.

The quote is not a single-line total. It is the item-by-item detail, with the brand of the sanitary ware and the tiling, the start date and the end date, and the terms of any extra. Nothing is carried out without your written agreement.

What the quote contains

The item-by-item detail, the brands of the sanitary ware and the tiling, the start and end date, and what happens if an extra comes up during the works: you get the detail and the price beforehand, never after.

What we handle for you

Coordinating the trades, ordering the materials, removing the rubble, and the post-construction cleaning, included in the price. One number for the whole job.

The 6% VAT.
For a home more than ten years old, mainly private use, with an invoice to the final consumer. Since 2022, a mention on the invoice replaces the certificate. It applies to labour and to the materials we supply.

What it costs

The tiling and the wastes make the price.

For a standard bathroom of 5 to 7 m², reckon on between 3,500 and 9,000 euros, laying and sanitary ware included. The two items that move the bill are the tiling chosen and moving the wastes: keeping the plumbing in place saves several hundred euros.

A simple shower room, shower and basin without a bath, starts lower. A room with a freestanding bath, double basin and large-format tiling goes higher. The quote gives the firm price after a visit, item by item.

The line that counts.
The start date and the end date are written in the quote. Without a written date, you have no recourse in the event of a delay, and it is normal to require it.

Where we work

Three housing stocks, three ways to redo a bathroom.

The technique is the same. What changes is the space available, the state of the pipework and the level of finish expected.

01

Brussels flat

Original bathroom in a 1960s or 1970s block, often small, often to redo entirely. We use every centimetre: a shower where the bath was, a wall-hung unit, a niche for storage.

02

Townhouse

High ceilings, old lead or steel pipework to replace, sometimes a bathroom added in a former bedroom. We respect the volumes and the mouldings around it.

03

Villa in Walloon Brabant

More space, one or two full bathrooms, a higher level of finish. Freestanding bath, wide walk-in shower, double basin, a fan towel rail.

We renovate bathrooms in Uccle, Ixelles, Saint-Gilles, Forest, Anderlecht, Schaerbeek, Brussels City and Waterloo.

The result

What you no longer see once the tiling is on.

Everyone shows the visible result. What matters is what is underneath.

Frequently asked

What people ask us most.

How much does a bathroom renovation cost in Brussels?

Between 3,500 and 9,000 euros for a standard room of 5 to 7 m², laying and sanitary ware included. Large-format tiling and moving the wastes are the two items that move the price. 6% VAT if the home is more than ten years old.

How long do the works take?

Two to three weeks for a standard bathroom, from strip-out to the last skirting board. The start and end dates are written in the quote.

Am I entitled to 6% VAT?

If the home is more than ten years old since first occupation, mainly for private housing and the invoice is addressed to you as the final consumer, yes. Since 2022, a mention on the invoice replaces the certificate. It covers labour and the materials we supply.

Is a planning permit needed?

No for an interior renovation that does not touch the structure and does not change an opening visible from the street. Moving a light partition, redoing the plumbing and electrics, laying tiles: all of that is exempt from a permit in Brussels.

Is the post-construction cleaning included?

Yes, it is included in the price and written in the quote. You get the room ready to use.

Do you supply the sanitary ware and the tiling, or can I buy them?

Both work. We can supply everything, or fit what you have chosen from a supplier. The quote sets out what is our responsibility and what is yours.
