What we renovate in Brussels City
Five metres wide, four levels, and twenty metres deep.
The Pentagone was built on medieval plots: narrow at the front, long towards the back. A typical Brussels house is five metres wide, rises over four levels and runs deep into the block. Add stepped gables, lime render, exposed beams and vaulted cellars, and you have the most constrained and the most interesting building stock in the Region.
On that shape, the whole job is getting light into the middle and getting damp out of the bottom.
- 01Facade and roofThe front facade is the priority item here, because it is the only one still carrying a communal grant. The roof and the downpipes follow immediately.
- 02Damp and cellarsThe old stock of the Pentagone draws damp up through the walls. We treat the base of the wall and ventilate before laying any insulation, otherwise we make everything worse.
- 03Light in the middleA lightwell, a glazed roof at the back of the plot, an open stairwell: over twenty metres of depth, that is the difference between a dark dwelling and a pleasant one.
- 04Frames and interiorLike-for-like replacement is exempt from a permit. Then wiring, plumbing, plastering, floors, bathroom and kitchen, working around narrow staircases.
Financial support in 2026
The only facade grant in Brussels that still pays out money.
The regional Renolution grants are suspended, and Homegrade states that aid is not known for 2026. Brussels City is the exception: on 18 May 2026 its communal council renewed its front facade improvement grant, for work completed in 2025 or under way in 2026. And above all, there is a so-called type B grant, aimed precisely at those who do not meet the conditions of the regional F4 grant. That is what makes it usable despite the suspension.
The amounts
40% of the cost of the works, capped at €6,000. 50% and up to €10,000 if the facade is more than ten metres wide. 60% and up to €14,000 beyond twenty metres. The grant is open to private individuals and to private legal entities holding a real right over the building.
What comes on top
The 6% VAT rate, federal and untouched: dwelling over ten years old, private use, invoice to the end consumer. And the Ecoreno loan from the Brussels Housing Fund. On a facade at €15,000, the grant and the reduced VAT together can come to nearly half the bill.
We price the front facade as a separate lot, with the measurements and the before-and-after photographs the commune asks for, so the file can be filed without chasing us. And we tell you honestly whether your facade passes ten metres or not, because that is where the grant doubles.

The most closely watched heritage in the commune. Systematic procedures, prescribed materials, and lead times that must be announced up front.
Laeken
Investment houses and single-family houses from the early twentieth century, wider than in the Pentagone, with real gardens.
Neder-Over-Heembeek
The newest and greenest part, with post-war stock and generous plots that take an extension well.
Permits and planning
In Brussels City, the facade carries a grant. It is also the most closely watched.
Brussels City is in the Brussels Region, so the CoBAT applies. The order of 13 November 2008 exempts interior work from a permit: renovating a room, putting up or taking down a light partition, redoing the electrics, the plumbing or the heating, changing a floor covering, insulating from the inside. As long as the number of dwellings does not change and nothing touches stability.
Outside, this is the most demanding commune in the Region, and for good reason: much of the Pentagone is listed or in a protected perimeter. A window frame replaced like for like stays exempt, single to double glazing included. Any change of appearance needs a permit. On a protected building no exemption applies, and materials and colours are prescribed.

Does the Brussels City facade grant still exist in 2026?

That is the most frequent subject here. A lightwell, a glazed roof at the back of the plot or an open stairwell transforms a house twenty metres deep. We price those options separately so you can choose.
Do I qualify for 6% VAT in Brussels City?
The reduced rate is federal, so it is the same everywhere in Belgium: dwelling over ten years old since first occupation, mainly private use, invoice addressed to the end consumer. We check all three conditions with you before pricing.
